Whether you own an existing property or are working on new construction, we offer a comprehensive leasing package that covers all aspects of the leasing process, from initial marketing through renewals. Our leasing services include:
Marketing and Listing Management: JBMP creates and maintains all listings, complete with professional photos and thorough listing specific descriptions. Listings are syndicated to all major listing sites, as well as third party marketing sites, and are reviewed weekly by the leasing manager to maintain accuracy. We promote exclusive listings through promoted social media posts on all major platforms.
Showing & Lead Management: Through our proprietary technology, prospective tenants receive immediate inquiry responses, can book showings instantly upon inquiry, and receive follow up reminders and communication throughout. This process pushes a high volume of prospects through to appointments, resulting in a higher conversion rate and higher number of signed leases. We hold showings 7 days a week, no exceptions.
Tenant Applications & Screening: Our online application process is quick and user friendly. We screen tenants and guarantors for FICO score, collections, criminal and eviction history and have all the information in place to have the owner make an educated approve or deny decision.
Leasing Agreements: Our agreements are periodically reviewed by our legal team to ensure accuracy and compliance with new regulations. Once an application is approved, we act quickly to have the various agreements signed by all parties.
Transparent Reporting: Owners receive constant feedback via multiple reports which track lead, showing, and application information.
When it comes to maintaining your property, the challenge is to maintain a high level of service for tenants while minimizing the costs to owners. We successfully manage this challenge by implementing an integrated approach of in-house maintenance personnel and a network of qualified contractors. Our maintenance team enables us to quickly respond to any service request 24/7 by providing “first aid” support and performing ordinary repairs. JBMP Group uses external qualified contractors for all other repairs and capital projects. We have cultivated our network for many years, and can insure that our clients receive expert maintenance at the most competitive rates.
Maintenance planning is highly important and often an overlooked aspect of property management. We perform a study of our client’s property and create a detailed maintenance plan including custodial, preventive and corrective maintenance, designed to meet your investment goals. Bi-annual inspections will be performed to revise and adjust the maintenance plan on an on-going basis.
We never charge mark ups on maintenance, just a low monthly fee.
Operations & Financials
We are committed to offering financial transparency, security, and privacy. Client funds are placed into a separate account and all expenditures are paid from that account. JBMP Group will collect the monthly rent, handle delinquencies, manage all maintenance and repairs, and distribute proceeds to the owner on a monthly basis.
